Our stay at this villa was a major disappointment, especially considering the high price we paid. While the staff were friendly and tried their best to assist, their efforts were completely overshadowed by the poor management, invasive policies, and unacceptable state of the property.From the moment we arrived, it was clear the villa was not ready for our check-in. The toilets in the rooms and the living area smelled strongly of urine, making it unbearable to use those spaces. We had to keep the doors shut just to manage the stench, which was completely unacceptable for the cost we incurred. The air conditioning in the rooms didn’t work properly either, leaving us uncomfortable throughout our stay.The property manager made everything far worse. She harassed us about bringing food to the villa, claiming it wasn’t allowed because the owner was “keeping a close eye” on us through CCTV cameras installed at the entrance and in the living room. This blatant invasion of privacy made us deeply uncomfortable and forced us to eat in the rain at the entrance to the property—a humiliating and degrading experience.Because we didn’t answer her calls, the property manager sent us a long voice note dismissing all our concerns and even suggesting the smell in the toilets could have been caused by us! Her repeated calls, messages, and accusations—even questioning her own staff and treating us with suspicion—were incredibly frustrating. Her hostility and unprofessionalism were the final straw.For a property that charged such a premium price, the experience was beyond disappointing. However, with a change in management, this villa could have the potential to be much better. There are much better villas in the area that currently offer excellent service, privacy, and value for money. We will never return to this property and strongly advise others to avoid it at all costs if you value your time, privacy, and sanity!

Disappointing Stay at Villa Reef – Not Worth the PriceOur stay at Villa Reef was far from what we expected, and I would not recommend this property.1. Unbearable Odor:The master bedroom, two other bedrooms, and the downstairs bathroom all smelled like sewage. The stench in the master bedroom’s bathroom made it unbearable to use, and sleeping in the room was a struggle.2. Ridiculous Food Restrictions:Upon arrival, we were informed that no outside food was allowed in the villa, despite having already arranged our New Year’s Eve dinner from outside. The manager (Dilrukshi) refused to let us bring it in, citing that the owners were “closely watching the CCTV cameras.” This forced us to eat our New Year’s Eve dinner outside the property, in the rain—an utterly unpleasant experience.3. Overpriced Food and Petty Charges:The villa’s food prices were exorbitant, and we were even charged for ice cubes used from the villa. This level of nickel-and-diming was absurd for a property of this price range.4. Blender Incident:Prior to arriving, I confirmed with the manager about the availability of a blender for making margaritas. Upon arrival, I asked the chef and he told me the blender doesn’t work very well and explodes most often! He showed it to me and it was not in the best condition. The manager promised to deliver a working one by 5 PM, but it never arrived. When I spoke to the manager, she told me to give the chef the contents and he will blend it for me and I told her not to worry about it…5. Unsafe Pool Area:The pool had a dangerously rusted step (2 cropped photos attached) which we had to avoid to prevent injuries or potential tetanus shots. This was an unacceptable safety hazard.6. Insufficient Towels:The villa ran out of pool towels during our stay and offered us face towels as a substitute!!!7. Poor Cleaning Standards:The property wasn’t cleaned during our stay. Tables were left as we had used them, and even after asking the staff to clean up, nothing was done.8. Harrassment:Even post departing the villa, the manager is calling us constantly and harassing us!!!Overall, the villa was poorly managed, disorganized, and absolutely not worth the price we paid. We will not be returning and strongly advise others to look elsewhere.

The property is located right on the beach and great to swim in. Unfortunately, that's about the only good thing with this property.The whole property is just very dirty and unclean. The bathrooms had a strong sewage smell which carries throughout the property and into the bedroom. My room AC worked intermittently and dripped water the entire time.The kitchen seemed very messy and unsanitary which made us uncomfortable to order any food from the property. The manager Dilrukshi called and asked if we could place our food order early and when we said we will not be ordering any food she told us no outside food is allowed. When we said this was not mentioned anywhere on the booking, she said they will be watching us on the CCTV located throughout the property. This is a big violation of our privacy and made us feel very uncomfortable.As we were there on a two night stay, we requested for fresh towels on day two, and we were told they do not have any more towels to give us and we need to use the same. There is also no turndown service and room isn't cleaned/ beds made in the morning. They do not provide pool towels as well. Furthermore, the common areas of the villa were not cleaned either and after two days was filthy and we couldn't wait to leave.Another thing to note is that upon checkout we had a bill for ice. When inquired, we were told that the villa charges for ice, which seemed a bit ridiculous.After paying over $2000 for the villa, basic hygiene, fresh towels and a clean environment doesn't seem like much to ask for.If they get an experienced property manager who is onsite rather than trying to manager remotely, i believe this could be a great villa as the location and structure is really good.

The food was amazing, the restaurant made exactly what we wanted. It has a beautiful view with a lovey pool. We managed to see turtles which was truly the highlight of the trip. There were also gorgeous rock pools with a view of the fisherman.Staff and service was amazing. Great trip and would 100% recommend and will definitely be back.

I am writing to express my profound disappointment and frustration regarding my recent stay at this villa. My experience was marred by a series of issues that not only failed to meet basic standards of hospitality but also raised serious concerns about the integrity and professionalism of your establishment.Before arriving at your villa, I had reached out expressing my apprehensions after reading several negative reviews. However, I was assured by your staff that my concerns would be addressed personally by the manager, and I was persuaded to proceed with my booking despite my reservations.Upon arrival, the situation only deteriorated. No one was present to receive us, and after an awkward wait, we were led to the wrong room by an individual who appeared to be associated with the restaurant rather than the villa itself. It became evident that the manager, who was supposed to oversee our stay, was remotely managing operations from Colombo.Upon finally being escorted to the correct room, it was immediately apparent that the accommodation was substandard. The room was filthy, with evidence of neglect such as spider webs, geckos, and spilled coffee on the floor. This lack of cleanliness was deeply unsettling and completely unacceptable.To compound matters, we discovered that we were the only guests in the entire villa, and were inexplicably entrusted with the responsibility of managing the property by holding onto the keys. This blatant disregard for basic security and service standards is both absurd and unacceptable.Furthermore, essential amenities such as the swimming pool were out of order, further diminishing the value of our stay.Despite reluctantly ordering dinner from this establishment, the unsanitary conditions and overall atmosphere left us too uncomfortable to consume the food, and my wife was genuinely fearful for our safety.Given the litany of issues we encountered, we made the decision to cut short our stay and requested a refund. However, the ordeal did not end there. Upon contacting the manager (named Dilrukshi) to arrange for reimbursement, we were met with baseless accusations and attempts to shift blame onto us.For instance, during the reimbursement process, the management exhibited questionable practices. Initially, they purported to initiate a refund and requested an account from the Middle East, to which I promptly complied.However, they subsequently claimed it was no longer feasible and requested an account from Sri Lanka. After providing the requested information, they then demanded an in-person meeting to sign authorization documents, despite my departure from the location.This pattern of delay tactics and shifting requirements illustrates a deliberate effort to prolong the reimbursement process indefinitely, adding to the frustration and distrust engendered by this entire ordeal.Despite assurances of a refund, the delay and apparent attempts to evade responsibility only serve to exacerbate our frustration and disappointment.Additionally, I implore you to heed this warning and take proactive measures to rectify the deficiencies in their operations to prevent other guests from enduring similar ordeals in the future.

Very disappointing experience with this place. Place is very unhygienic and not maintained properly.Booked the place for bed and breakfast but even at 10am they haven’t started to prepare the breakfast. We ended up going out to have breakfast. Reason given by the staff for not serving the breakfast is because the chef was not told what time to arrange the breakfast. No one from the hotel checked with us about the breakfast the previous day.Staff in the hotel and the management both are very disconnected and don’t really care about the customers. Each blamed the other for the blunders.Had an extremely bad experience with this place and would not recommend anyone to go there.

Loved the experience from start to end. Great service from the team and the manager (Dilrukshi). She and the team were really helpful, always catering to our needs. The rooms and the villa are perfect, providing the ideal place with a perfect view. The hotel staff is super friendly and always helped us with everything; the place is superbly private. It's the perfect destination for a vacation to have some fun with the team, enjoy a night bath, and experience guaranteed with privacy. Villa gives the perfect Vibe with the best rooms with the best view and with the most delicious food. 🙂 Highly recommended .

We stayed for one night, and had a great time. Staff was extremely helpful and took care of our travel needs be it transport from old stay to new and arranging bikes for local transport. Check in and check out time was flexible as well. Walking into the sea right from the villa was incredible. Amazing experience over all.
